The former SAS Fabrics, 5320 E. Speedway, will be going through many upgrades before opening as a thrift store and restaurant, says Nancy McClure of CBRE, who represented the buyer. The building dates back to 1961 when it was a furniture store for vacation home.

The site of a former fabric store in Midtown is being converted into a thrift shop and restaurant.
The SAS Fabric building on Speedway near Craycroft Road was sold to EH Building Fund LLC and Smithurton Enterprises LLC for $ 1.4 million.
Nancy McClure of CBRE represented the buyer and Gordon Wagner and Ben Craney of NAI Horizon represented the seller.
The 27,591 square meter building is on three lots with a total area of 1.54 hectares and will house a non-profit second-hand goods store with ancillary services and a restaurant.
It was originally built in 1961 for the Holiday House furniture store and was later inhabited by SAS Fabrics.
“This property was the right location for the buyer and is expected to receive many upgrades before the store opens,” said McClure.
Details of the non-profit organization and restaurant have not yet been released.
SAS Fabrics, known for its wide range of fabrics from quilts to wedding dresses, closed its doors in early 2020.

- Relax the Back rented from River Equities LLC at the River Village Shopping Center, 5068 N. Oracle Road. Dave Hammack represented the landlord with Picor and Ben Craney represented the tenant with NAI Horizon.
- Signal Power Group Operating LLC has rented 3,830 square feet of industrial space at the Oro Valley Commerce Center, 10861 N. Mavinee Drive, from SN Investment Properties LLC. Jesse Blum and Alex Demeroutis represented the landlord with Picor and Thomas Hunt represented the tenant with Tango Commercial Real Estate.
- Industrial Chemical of Arizona has rented 2,400 square feet of industrial space at the Ruthrauff Commerce Center, 2460 W. Ruthrauff Road, from Pegasus Tucson Owner LLC. Paul Hooker and Andrew Keim represented the landlord together with Picor.
- Bargain Barrio Inc. rented 1,200 square feet of industrial space in Midway Business Park, 4500 E. Speedway, from Pegasus Tucson Owner LLC. Paul Hooker and Andrew Keim represented the landlord together with Picor.
